All documents to be signed before entering any accommodation for Christmas Land to cover public liability, to ensure no members of the public will over stay. This is to ensure all families that attend the programme will allow the accommodation to be left in the condition they arrived, and all future parties to benefit for this programme to accept terms and conditions for their own safety.

No member will be allowed onto the premises of any Christmas Land accommodation until all documents have been read, discussed and signed by all parties involved.

Christmas Land will be operated under Ahsome.net and is a LCC business working towards helping and assisting families for 1-2 days accommodation only.

Parents/carers of all children are held responsible for their care, especially around any animals that may be present.

The property, meaning land not accommodation will have CTV cameras up for the safety of everyone on the land. All footage will remain private and never published without consent on social media or used for advertising purposes. All legal documents to be signed before entering the property to insure all parties are protected.

Christmas Land does not provide any carers/baby sitting services or take any responsibility for guests children or young adults with special needs.

We will not allow any young children, young adults with special needs or babies to be left alone on property unattended without the legal parent/guardian/carer.

The local authorities will be contacted immediately if the adult with the legal responsibility leaves the address given on the entry documents for Christmas Land.

Any possessions are the guests responsibility and all members of Christmas Land, will not be held liable.

5. Free Holiday Accommodation Terms and Conditions (U.S. Version)

1. Agreement

This Agreement (“Agreement”) is between [Owner’s Name] (“Owner”) and [Guest’s Name]

(“Guest”) for temporary use of the property located at [Property Address] (“Property”).

The accommodation is provided free of charge, subject to the following terms and conditions.

This Agreement does not create a landlord-tenant relationship, lease, or any right of continued

occupancy beyond the agreed dates.

2. Purpose of Stay

The Property is provided solely for short-term vacation or leisure purposes. The Guest may not

use the Property for commercial activities, parties, or gatherings without prior written consent from

the Owner.

3. Stay Dates

• Check-in: [Date and Time]

• Check-out: [Date and Time]

• Any changes to these dates must be approved by the Owner in writing.

• The Owner reserves the right to withdraw or modify this offer prior to check-in if the

Property becomes unavailable due to unforeseen circumstances (e.g., maintenance issues,

damage, or emergencies).

4. Use of the Property

The Guest agrees to:

• Keep the Property clean, tidy, and in good condition.

• Respect neighbors and comply with any community rules or noise ordinances.• Not exceed the maximum occupancy of [number] persons.

• Not smoke inside the Property (unless otherwise agreed).

• Not bring pets without the Owner’s prior approval.

• Immediately report any damage, loss, or maintenance issues.

5. Damages and Losses

Even though no rent or fee is charged, the Guest remains responsible for:

• Any damage, breakages, or excessive cleaning required after their stay.

• Reimbursing the Owner for any repairs or replacements resulting from their negligence or

misuse.

6. Liability and Assumption of Risk

The Guest acknowledges and agrees that:

• The Guest uses the Property at their own risk.

• The Owner is not liable for any loss, theft, injury, accident, or damage to personal property

or vehicles during the stay, except in cases of gross negligence or willful misconduct by the

Owner.

• The Guest is encouraged to maintain personal travel or renter’s insurance covering their

stay.

7. Access and Entry

The Owner or their representative may enter the Property for necessary maintenance, inspection, or

emergencies, with reasonable notice whenever possible.

8. Cancellation

Either party may cancel the arrangement at any time prior to check-in.

• If the Owner must cancel, they will notify the Guest as soon as reasonably possible.

• If the Guest must cancel, they should inform the Owner promptly so the Property is not held

unnecessarily.9. Conduct and Termination

The Guest must behave respectfully and lawfully.

The Owner reserves the right to terminate the stay immediately if the Guest:

• Causes disturbance, damage, or nuisance,

• Uses the Property for illegal purposes, or

• Violates these Terms and Conditions.

In such cases, the Guest must vacate the Property immediately upon request.

10. Indemnification

The Guest agrees to indemnify and hold harmless the Owner from any claims, losses, or expenses

(including legal fees) arising from:

• The Guest’s use of the Property,

• Any injury or damage caused by the Guest or their companions, or

• Violation of these Terms and Conditions.

11. Force Majeure

The Owner is not responsible for cancellations or interruptions due to events beyond their control,

including but not limited to severe weather, natural disasters, power outages, pandemics, or

government restrictions.

12. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the State of

[State Name], without regard to conflict of law principles.

Any disputes shall be resolved in the courts of [County, State].

13. Acceptance

By accepting this offer and entering the Property, the Guest acknowledges they have read, understood, and agree to these Terms and Conditions.

Welcome to Christmas Land! We’re delighted to help make your wedding day truly special. Please take a moment to review our Terms of Service. By booking with us or using our venue and planning services, you agree to the terms outlined below.

 

 

1. Booking & Payments

 

A signed agreement and a non-refundable deposit are required to secure your date. The remaining balance is due by the agreed deadline stated on your invoice or booking form.

We accept payments via [list accepted payment methods — e.g., credit/debit card, bank transfer, etc.].

 

If payment deadlines are missed, your booking may be released and the deposit forfeited.

 

 

2. Cancellations & Refunds

 

We understand plans can change. If you need to cancel, please notify us in writing as soon as possible.

• Client cancellations: Deposits are non-refundable. Refunds for additional payments (if any) will depend on how close to the event the cancellation occurs.

• Company cancellations: In the unlikely event we must cancel due to circumstances beyond our control, we will refund all payments received, or help you reschedule for a future date.

 

 

3. Event Changes

 

Any changes to dates, times, or services must be confirmed in writing. We will do our best to accommodate changes, though additional fees may apply depending on availability and scope.

 

 

4. Venue Use & Responsibility

 

When using our venue, clients and guests are expected to treat the property with care and respect.

You are responsible for any damage caused by your party, vendors, or guests during your event.

There is strictly a no smoking of any kind on the property or any vaping allowed.

No naked flames allowed

No fires, fire pits, barbecues allowed.

Only environment confetti allowed, to help preserve our beautiful woodland area.

No outside alcohol permitted. When using a professional bar for your event, the venue owners and bar tender will decide if a person/s have reached a limit of consumption for the safety of others. If any disrespect/abusive foul language or harmful body behaviour shown, then they will be escorted from the property by the local law or security guards attending the event. This is to ensure everyone has a good experience.

Children: Must be supervised by an adult at all times and cannot wander the grounds unsupervised.

Music : Music and noise levels may be limited with a mandatory curfew, and sound must be turned off completely by a certain time.

Any damage to the property/grounds will be invoiced to the party booking the event, so please make your guests aware that anti social behaviour will not be tolerated.

All decorations that are supplied by Christmas Land remain the property of Christmas Land, and any damages will be invoiced after the clean up from the event.

If the person/s booking the event supply their own decorations for an event booked by Christmas Land, then they will become the responsibility of the person/s to be removed 1 hour before the booking slot expiries.

 

Please follow all venue rules regarding decorations, music volume, alcohol legal regulations, and closing times, abusive behaviour.

 

In the event of any disturbance towards our neighbours, illegal parking, a warning will be issued and if ignored we will cease the celebrations and ask all to leave the premises.

 

5. Vendors & Coordination

 

We welcome outside vendors, provided they meet our venue’s insurance and safety requirements.

If you are using our in-house planning services, we will assist in coordinating your vendors to ensure your day runs smoothly.

 

 

6. Weather & Unforeseen Circumstances

 

We cannot be held responsible for cancellations, delays, or disruptions caused by events outside our control (such as severe weather, power outages, or natural disasters).

Accidents, illnesses, covid.

 

In such cases, we will work with you to reschedule or adjust your event wherever possible.

 

 

7. Liability

 

While we take every precaution to ensure your event is safe and successful, [Christmas Land - ] is not liable for personal injury, loss, or damage to personal property before, during, or after the event.

 

 

8. Photography & Promotion

 

With your permission, we may share photos or videos from your event on our website or social media to showcase our work. You can opt out of this at any time by notifying us in writing.

 

 

9. Agreement

 

By confirming your booking, you acknowledge that you have read, understood, and agree to these Terms of Service.
